Located at the highest point of Melbourne's iconic seaside suburb, the 30-storey tower features 328 luxury residences, including a mix of one and two-bedroom apartments, two-bedroom dual-level rooftop terraces, and two-storey, two-bedroom townhouses. BESIX Watpac recommended a number of design initiatives during the tender period that the client accepted, resulting in time and cost savings. The first of these innovations was to include a flat-plate carpark design that reduced overall excavation depth and resulted in additional parking spaces. We also undertook a structural design review resulting in fewer vertical ground anchors as well as a reduction in depth of multiple transfer beams between the podium slab and tower. Another recommendation was to change the steel structure for the podium houses to concrete, as it provided better fire and acoustic separation as well as superior waterproofing for the balconies.
